the price I can pay:
First, I speak with you about
your property:
a bit of your history with it, the current
condition, the vacancy rate, the basic
repairs it needs, and your desired goals
in selling the place.
I ask you when you
want to sell it. If you can wait a few weeks
for your proceeds, then I will obtain regular
financing.
If you require all
cash right now, I have the means to provide
you with the full price in cash within just
5 days.
Next, I examine what other properties in
the Seattle commercial real estate market are selling for. They need
to be of a similar size.
These are called “comparable sales”. This
is the same way that real estate agents determine
the value of property.
I
meet with you at your property. I look at the
basic condition and size of the structure
and the square footage of the land. Then I
consider what repairs the structure
requires, along with other considerations
such as parking. You do not need
to be concerned about it being clean or
tidy.
Then I
add up the cost of the repairs,
improvements, and other associated costs I
expect to incur. The resulting figure concludes with the price I am able to
offer you.
I
then put my offer in writing that very same
day. You can take your time and think it
over. Ask me as many questions as you like.
